Kitchen and baths give the best return when it comes to remodeling your home, but take a good look at your entire home to see what makes sense. Siding on the outside of a home also pays back nicely. Adding a room, finishing a basement or garage do not seem to pay big dividends. Payback also varies depending on the market. There is a higher pay back if the market is moving quickly.
If thinking of selling, please use soft palette paint colors as close to white as possible. The Buyers need to be able to imagine their own things in the space. Wood or tile floors are always preferable to carpeting, but if you don't want to spend that kind of money, make sure the carpet is at least new.
Pools ruin a sale as much as encourage one, so you should only have a pool if you will use it a lot. Be prepared that the next owner may want it filled in if they have small children or not interested in swimming.
