DOWNTOWN CHARLESTON CONDOMINIUMS

 

Condominium living is becoming increasingly attractive in the Charleston area. One can now find condo homes on prime waterfront, oceanfront and historic locations with custom construction and luxury amenities. If one eliminates the time and expense spent maintaining a property, it often adds up to more than most regime fees associated with condo living which provides a more stress-free environment ideal for many.

HOA, POA, or Regime Fees (all terms are interchangeable) differ depending on the Condominium association and how they organize their budgets. Sometimes the flood insurance is added into the POA price and sometimes billed separately. If the condominium is new, it is possible that the regime fees are kept low and supplemented by the developer who still controls the POA, in order to stimulate sales. After the property is turned over to the homeowners, often times, this amount may have to be increased in order to have enough money to manage the property.

Charleston is experiencing many parents buying condos for their children attending school and working in Charleston, SC, as well as young professionals and retirees. There are also many investors seeking investment opportunities in new condo developments, so many new projects now cap the number of investors allowed in each development to protect the average condo owner.

There are a great deal of condo conversions in Charleston, especially in downtown Charleston. Many historic Charleston duplexes and triplexes are being turned into condominiums on the Charleston peninsula.

Buyers need to peruse the regime fees involved with these conversions before buying, and pay particular attention to the flood insurance costs. 

Condominiums on the Charleston peninsula offer a viable alternative to expensive older homes whose upkeep can be a major financial burden under the strict architectural covenants of the historic area.
